A new Prime Minister and Minister for Housing coupled with a new development programme means these are, once again, changing and challenging times for social housing.
At JV North we take comfort from the fact the consortium – like the sector – is resilient and adaptable.
We have shown over the course of nearly a decade that members are capable of managing change and we will continue to build new homes in our communities.
Below is an update for JV North members and stakeholders on the key issues and the consortium’s current work.
2015/18 Affordable Homes Programme
Bidding for funding from the 2015/18 Affordable Homes Programme has come to an end and members are now busy delivering nearly 2,000 new homes before the end of March 2018.
220 units have been completed so far while a further 671 have started on site.
Shared Ownership Affordable Homes Programme 2016/21
JV North has submitted a bid to build nearly 3,000 homes in the Shared Ownership Affordable Homes Programme that will run from 2016 to 2021.
The bid is made up of three tenure types: Shared Ownership, Rent to Buy and Specialist Housing for Rent.
The Homes and Communities Agency is due to announce initial allocations in December.
JV North Framework
JV North’s existing framework comes to an end in June 2017.
Preparations are now underway for a new four-year framework that will, for the first time, include a range of different professional sectors.
As well as the existing professionals who have performed so well for JV North over many years, we will also be seeking consultants specifically qualified to help us sell homes.
With home ownership central to the Government’s housing strategy and its Shared Ownership Affordable Homes Programme, JV North requires specialists including those covering legal conveyancing and property valuation.

Building one home a day
The consortium’s proven track record of delivering HCA-related schemes has been demonstrated with figures revealing members build the equivalent of one new home every working day.
Since forming in 2007, members have constructed 2,440 homes in total.
By the end of the 2015/18 Affordable Homes Programme, JV North together with the HCA will have invested £174,000 daily.
Offsite construction with Modular Allianz
As a founding member of Modular Allianz, we continue to explore off-site manufacturing and how we can use it to help address the housing shortfall in our communities.
JV North has already demonstrated its intent to build homes using modern methods of construction with members New Charter Housing Trust and Liverpool Mutual Homes successfully delivering pilot projects in conjunction with the HCA.
